RPS, on behalf of Legal & General (Strategic Land) Ltd is preparing an outline planning application for a proposed 45ha Business Park on land at Port Road, Rhoose, adjacent to Cardiff Airport. The Business Park proposes Class B1, B2 and B8 floorspace, car parking, landscaping, drainage infrastructure and biodiversity enhancement. It will provide high quality offices, light industrial and warehousing and distribution units in a unique setting.

Definitive floorspace figures for each of the proposed uses are not yet known and a flexible mix will be sought through the application to ensure the scheme can respond quickly to market demand. The development is likely to be phased.

Primary vehicular access will be provided via a new arm from the existing Port Road/A4226 roundabout.

Legal & General’s total landholding extends to 109ha. As part of the proposals 42ha of land will be transferred to the Vale of Glamorgan Council to facilitate an extension to Porthkerry Country Park to the south.
